Project Phases

As a starting point, a full Zoning Analysis of the property and a preliminary bulk, height and massing study is performed in order for the possible building layouts be studied.

 

This work is followed by a Programming Phase, where the client expresses what is expected from the project. Here the architect is usually helpful in making the client think of certain site features and possibilities that can inform the design and had not been considered.

Next, considering both Design Style Preferences & Project Budget Constraints, we enter the Design Development Phase of the project. In this phase, a series of plans, elevations and 3D Perspectives are developed based on the outcome of the Programming Phase. Working along with the client, the plans and elevations are developed and redesigned, until the client has reached it's project goals. 

 

Once the Design Phase is completed, attention will be focused on the Construction Documents Phase. These Construction Documents are usually a set of Construction Drawings and Product/Materials Specifications for the project. And, depending of the project size, complexity and construction approach, the client can decide whether to request a Permit Set or an Architectural Set of Plans & Specifications (see descriptions below).

Now that Construction Documents are ready, is time for Bid & Negotiation Phase. Here, the client can opt for doing it him/herself or hire the Architect to do so. It really will depend on the clients construction experience and available time for Dealing with contractor's Bids for the project. A third option, will be a Design Build Contract where the Architect will also act as the General Contractor for the construction of the project.

 

Service are offered on a project by project Basis. 

Permit Set

A set of permit drawings, showing the basic information to comply with a building department's checklist, in order to verify the building is allowed to be built on the property, and it also shows it will meet the most minimum standards of safety and energy efficiency. Adequate for small projects, where the client acts as the Construction Manager, and takes on the responsibility of choosing all the finish materials, lighting and plumbing fixtures, doors, windows, and hardware.

Architectural Set

Full architectural construction drawings and documentation including all information necessary to receive a permit and for the builder to price and build the project.  This includes all the information included in the permit set of drawings as well as full specifications, all interior elevations, cabinetry design, floor layouts, fireplace design, built-in design and detailing, trim packages, lighting layouts and all detailing.  The full set of architectural drawings requires much more time than a permit set of drawings and therefore costs significantly more.  It guarantees a solid cost estimate from the builder (since everything is known), however, can result in work needing to be revised or redone if pricing comes in high and details and/or design elements need to be redrawn following final design submittal.
